CONDITIONS OF LETTING

1) Holiday tenancies are for a minimum of three days unless otherwise agreed.

2) Tariffs shown are per week ( or per short break where applicable).

3) The property is available for occupation from 3 p.m. on the day of arrival and must be vacated by 10 a.m. on day of departure. Sufficient time is required for your holiday cottage to be ready for your arrival and the next client also.

4) A non-refundable deposit of £50.00 per tenancy is payable when
booked more than 90 days before arrival day otherwise £100.00
non-refundable deposit is payable, which will be deducted from
the total letting fee.
The balance payable 30 days before commencement of tenancy along with refundable £100.00 security deposit.

6) When booking arrangements have been confirmed, no cancellations are permitted and refunds will not be given. 7) A maximum of two well-behaved dogs only please. Animals must never be left unattended at the property. Animals are not allowed In the bedrooms or on the furniture and must be kept under control at all times. Dogs should be kept on a short lead all times and not To wander off the lead in the lane adjacent the cottage. They must be exercised off the premises and have up-to-date flea prevention Treatment. Any excrement must be removed from the garden and grounds. Deductions will be made if extra cleaning is required Caused by the pet or if any 'mess' is left in the garden or grounds.

8) Bed linen, towels, tea towels, duvets and pillows are included in the tariff charged. On departure day please remove and fold the Bed linen and towels and place on the bed. Towels are not to be used outside the property or at the beach.

9) Every effort is made to ensure all items of equipment described and supplied by the owner are in good working order; however no Guarantee is given or liability accepted if any breakdown occurs. Repairs are always effected as soon as possible, although delays Do occur.

10) The tenant shall not do or suffer to be done in or upon the property any act or thing which may be a nuisance, damage or annoyance To other occupiers of any adjoining premises.

11) The tenant will preserve the furniture in the premises from being destroyed or damaged and will keep the furniture in a clean and Sanitary condition. The tenant will pay to the owners the value of all objects of furniture or household effects lost, destroyed or Damaged beyond repair.

12) The personal belongings of the tenant are the complete responsibility of the tenant and no liability can be accepted for any loss or Damage any articles left by the tenant can be forwarded upon receipt of a minimum handling fee of £5.00.

13) The cottage is equipped and offered for the number of persons stated in the brochure and parties in excess of these numbers cannot be Accepted. The property to be used for holiday accommodation only.

14) A £100.00 security deposit will be held until after the client has left and the property checked, when it will be returned to the client within 14 days.

15) Rubbish to be disposed of as listed in the South Hams District Council recycling leaflet enclosed in the Cottage Handbook.

16) It is the responsibility of the holiday client for the safety of any children or dogs occupying the holiday cottage or garden. We have Taken all reasonable precautions for the safety and security of the holiday cottage and garden.

17) NO SMOKING ALLOWED IN THE COTTAGE.

18) Bookings accepted at the discretion of the owners.

19) Cheques made payable to Pretty Cottages.

20) The owners reserve the right to terminate the holiday tenancy immediately if any of the above conditions are not observed.

21) The owners reserve the right to charge for excessive cleaning if the cottage takes longer to clean than the allocated time.
